Where Boston buyers, sellers and renters read agent reviews
Zillow and Realtor.com agent profiles appear next to listing photos, so a review is often the first impression for a buyer browsing a Jamaica Plain triple-decker or a Seaport condo. Google reviews follow the brokerage in map results, Facebook recommendations circulate in neighborhood and parent groups, and Yelp still surfaces for rental agencies and property managers. Most residential listings in the region run through MLS Property Information Network, so agents across Greater Boston compete for the same audience.
Rental reviews behave differently from sales reviews. A student who did not get an apartment, or a renter unhappy with a landlord the agent does not manage, may post on the agent's profile anyway. Those posts can sit beside glowing seller reviews and confuse anyone researching a listing agent.
Massachusetts licensing, consumer law and review rules
Massachusetts brokers and salespersons are licensed by the Board of Registration of Real Estate Brokers and Salespersons. The state consumer protection law, M.G.L. c. 93A, prohibits unfair or deceptive acts in trade, which covers fake or purchased testimonials. Federally, 16 CFR Part 465 bans fake reviews and review suppression, and the Consumer Review Fairness Act, 15 U.S.C. 45b, voids agreements that stop clients from posting honest reviews.
Suing a reviewer is rarely the right move. Massachusetts courts apply the anti-SLAPP statute, M.G.L. c. 231, section 59H, in some speech disputes, and litigation can draw more attention to the post. Platform policy is faster and quieter. This is general information, not legal advice.
September 1, landlord complaints and reviews meant for someone else
Around the late-summer move-in rush, agents see reviews from renters who are really upset with a landlord, a property manager, a moving company or a lease clause the agent did not write. When a post describes a party other than the agent, or a transaction the agent was not part of, it is often outside platform rules for that profile.
Large brokerages with many agents in one office also generate misattributed reviews. A buyer may review the wrong agent with a similar name, or a team lead may inherit a review about a junior agent. Zillow and Realtor.com let agents report reviews that describe someone else or reflect no real working relationship, and these are among the clearest cases we handle.
Reviews we can remove for Boston agents
We focus on reviews from people who never worked with you, posts aimed at landlords or managers rather than the agent, reviews from competing agents or former teammates, posts exposing private financial or personal details, incentivized reviews and duplicate posts from one person.
Send the profile link and the review, and we will identify the policy grounds and file. Most Google removals take 7–21 days after a valid request. Zillow and Realtor.com run their own moderation queues, and we follow up until a decision is made.
What Boston agents pay for review removal
Google $397/$372, Yelp $697/$672, other-platform items and harmful links $497/$472 per item (pay upon removal/pay in advance). Pay only after removal: save a card, pay nothing today, and pay the standard fee once removal is documented. Pricing and payment choices.
Advance-payment removal fees are refunded in full if a Google review is not removed within 30 days of payment, or a review or item on any other platform is not removed within 90 days of payment. Refunds are automatic: no claim, form, email or request needed. We issue the full refund to your original payment method within 5 business days after the applicable refund window ends.
Realtor Review Removal in Boston, Massachusetts: questions
A renter reviewed me about their landlord's repairs. Can that come down?
If the post is really about a landlord or property manager you do not represent, it is often off-topic for your agent profile. We show who the review actually describes and file with the platform.
Someone who lost out on a September apartment left me one star. Is that removable?
When the reviewer never had a working relationship with you, many platforms treat the review as outside their rules. We check the wording and the facts before filing.
What does Boston realtor review removal cost?
Google costs $397 standard or $372 paid ahead. Zillow, Realtor.com and other sites cost $497, or $472 paid ahead. Yelp costs $697, or $672 paid ahead.
