Realtor Review Removal in Philadelphia, Pennsylvania

Buying a Philadelphia rowhome involves inspections on century-old structures, tight closing timelines and, often, a buyer moving in from out of state. When a deal goes sideways, the agent's Zillow or Google profile takes the hit, even when the problem was a seller, a lender or a contractor. Reputation Medics helps agents and brokerages review those posts from our remote base in Sheridan, WY. We do not have a Philadelphia office. We read each review against the host site's policy and tell you honestly whether a dispute is worth filing.

How Philadelphia buyers and sellers vet an agent

Zillow and Realtor.com agent profiles sit next to listing photos, so a single sour review shows up at the exact moment a seller is choosing who to call. Google reviews follow the brokerage's business profile in map results, and Facebook recommendations circulate through neighborhood groups in places like Fishtown, East Passyunk and Germantown. Yelp matters less for agents but still surfaces for brokerages and property managers.

Search in this market is hyper-local. Someone looking for a listing agent in Mount Airy is not comparing the same names as a buyer searching Rittenhouse condos or Main Line single-family homes. That makes each review more visible, because the pool of competing agents in any one neighborhood is small.

Speech protections, licensing and fair review rules

Pennsylvania's Uniform Public Expression Protection Act, 42 Pa.C.S. sections 8340.11 to 8340.18, took effect after being enacted July 17, 2024. It allows a defendant sued over public expression to move for early dismissal and recover costs in many cases. An agent who sues a former client over a harsh but honest review could end up paying for the attempt. Platform policy disputes avoid that risk.

Agents also work under state licensing rules, and the state licensing board expects honest advertising, which includes how reviews are gathered. The FTC rule at 16 CFR Part 465 prohibits fake or purchased testimonials, and the Consumer Review Fairness Act, 15 U.S.C. 45b, voids contract clauses that stop clients from posting reviews. None of this is legal advice. A Pennsylvania real estate attorney is the right person for specific questions.

Rowhome inspections and blame that lands on the agent

Older rowhomes bring shared party walls, aging sewer laterals, flat roofs and knob-and-tube surprises. When an inspection or a post-closing repair goes badly, frustrated buyers sometimes review their agent for problems an inspector, seller or municipal office created. A review is not removable because the agent was not at fault. It becomes disputable when it targets the wrong agent, comes from someone who was never a client, or reads like a coordinated campaign.

Brokerages with teams see another pattern. A review written about one team member gets attached to the broker of record or to a colleague with a similar name. Zillow and Realtor.com both allow agents to flag reviews that do not reflect a real transaction or describe someone else, and that is often the cleanest path.

Reviews worth disputing and reviews worth answering

Posts from competing agents, former team members, people with no transaction history, or reviewers who disclose another person's private financial details often violate policy. So do reviews offered in exchange for a discount or gift, and repeated posts from the same person under different names.

An honest client who felt rushed, ignored or poorly advised is entitled to say so, and we will not pretend otherwise. In those cases a measured public reply usually does more good. When a dispute is valid, most Google removals take 7-21 days after filing.

What Philadelphia agents pay for review removal

Google $397/$372, Yelp $697/$672, other-platform items and harmful links $497/$472 per item (pay upon removal/pay in advance). Pay only after removal: save a card, pay nothing today, and pay the standard fee once removal is documented. Pricing and payment choices.

Advance-payment removal fees are refunded in full if a Google review is not removed within 30 days of payment, or a review or item on any other platform is not removed within 90 days of payment. Refunds are automatic: no claim, form, email or request needed. We issue the full refund to your original payment method within 5 business days after the applicable refund window ends.

Realtor Review Removal in Philadelphia, Pennsylvania: questions

A buyer blamed me for a rowhome repair the inspector missed. Can that review come down?

If the buyer was your client and describes their experience, platforms usually keep it. We look for concrete grounds such as a wrong agent, no transaction, or prohibited content before recommending a report.

Can Zillow remove a review from someone who never worked with me?

Zillow reviews are meant to reflect a real interaction with the agent. A post from someone with no connection to you is a standard reason to file a dispute.

Does the new Pennsylvania anti-SLAPP law affect agents?

It applies to lawsuits over public expression, including reviews. It makes suing a reviewer riskier, which is why we start with platform policy rather than legal threats. This is not legal advice.

Our brokerage profile has a review about a different office. What do we do?

Send us both listings. A review describing a different business location or organization is often off-topic for the profile it sits on.
