How DC-area clients choose an agent
Zillow and Realtor.com agent profiles sit beside listings for Capitol Hill rowhouses, Navy Yard condos and Georgetown townhomes, so reviews show up at the moment of decision. Google reviews follow the brokerage in map results, Facebook recommendations travel through neighborhood and military spouse groups, and Yelp still matters for rental and property management firms. Most listings in the region run through Bright MLS, and many agents hold licenses in DC, Maryland and Virginia.
Because buyers frequently relocate from far away, they may tour by video and choose an agent on reviews alone. That makes a fake or misplaced review more damaging here than in a market driven mainly by referrals.
DC licensing, TOPA and consumer protection rules
Agents in the District are licensed through the DC Real Estate Commission, administered by the Department of Licensing and Consumer Protection. The DC Consumer Protection Procedures Act, D.C. Code section 28-3901 and following, prohibits unfair and deceptive trade practices, including fake or misleading endorsements. Federally, 16 CFR Part 465 bans fake reviews and review suppression, and 15 U.S.C. 45b voids clauses that bar clients from reviewing.
DC's Tenant Opportunity to Purchase Act, D.C. Code section 42-3404.01 and following, gives tenants rights when certain rental properties are sold, and those transactions can produce reviews from tenants who were never the agent's client. The District's Anti-SLAPP Act, D.C. Code section 16-5501, makes suing reviewers risky, so we use platform policy. This is general information, not legal advice.
Relocations, tenants in sold buildings and multi-state teams
When a rental building or a tenant-occupied home is sold, a tenant unhappy with the process may review the seller's listing agent, even though the agent never represented them. Reviews from non-clients about a transaction they were not party to are often outside platform rules.
Teams that work across the District, Montgomery County and Northern Virginia also see reviews land on the wrong team member or the wrong brokerage office. Zillow and Realtor.com allow agents to report reviews that describe a different person or reflect no actual working relationship, and those are among the cleanest cases we handle.
Reviews we can remove for DC agents
We target reviews from people who never worked with you, posts from tenants or buyers on the other side of a deal, reviews from competing agents or former team members, posts exposing private financial details, incentivized reviews and duplicates under different names.
Send the profile and review link and we will identify the policy grounds and file. Most Google removals take 7–21 days after a valid request. Zillow and Realtor.com run separate moderation, and we follow up until the platform rules on it.
